AI & Systems Architect / DeveloperBusiness Process Optimisation & Automation

Company: AUC Property Sourcing
Location: Remote
Contract: 3–6 months
Reporting to: Founder
Start date: November

About Us

AUC Property Sourcing is a growing UK property investment business. We source residential investment opportunities, coordinate refurbishment and work with housing providers to deliver income-producing properties for our investors.

We are looking to improve how our business operates through better systems, AI and automation. Our existing tools include Claude, AI agents, PropertyEngine, PropertyData, GoHighLevel, Google Sheets, Google Workspace, Slack, Make and Fathom.

We need someone who can look at this environment holistically, design how it should work and deliver the improvements.

Role Overview

We are seeking an experienced, hands-on AI & Systems Architect / Developer to take ownership of our systems architecture, process optimisation and implementation over a 3–6 month engagement with possible extension.

You will work directly with the Founder and operational team to understand the business, assess our existing tools and workflows, define the target architecture and build it.

This role combines business analysis, systems architecture, AI development, database design and practical implementation. You will be responsible for deciding how systems connect, where data lives, which tools we retain or replace, and how automation supports the team.

We need someone who can move from understanding a business problem to designing, building and deploying a reliable solution.

Key Responsibilities

Business Discovery & Process Optimisation

  • Review the full investor and property lifecycle: lead generation, onboarding, sourcing, analysis, deal presentation, conveyancing, refurbishment and provider handover.
  • Work with the team to understand existing processes, business rules and operational requirements.
  • Identify bottlenecks, repetitive work, fragmented information and unnecessary costs.
  • Establish baseline measures and prioritise improvements by business impact, effort and cost.
  • Challenge existing processes and recommend simpler, more effective ways of working.

Systems Architecture

  • Design a coherent architecture connecting our tools, data and AI capabilities.
  • Define which system owns each type of data and how information moves between systems.
  • Assess what to keep, integrate, consolidate or replace.
  • Produce a practical implementation roadmap with milestones, costs and acceptance criteria.
  • Design for reliability, security, maintainability and future growth.
  • Move critical workflows from individual laptops into hosted systems accessible to the team.

AI Development & Agents

  • Build and improve workflows using Claude and other appropriate AI technologies.
  • Develop AI agents that retrieve information, process documents, support property analysis and prepare outputs for review.
  • Connect AI tools to business systems through APIs, webhooks and MCP integrations where appropriate.
  • Assess and improve existing agents and automations.
  • Implement validation, human approval steps, logging and error handling.
  • Test AI outputs for accuracy and reliability before operational use.

Property Sourcing & Analysis Automation

  • Review and improve how PropertyEngine and PropertyData support sourcing and analysis.
  • Automate listing ingestion, enrichment, initial screening and preparation of deal information.
  • Reduce manual collection and transfer of property details, EPC information, photographs, floor plans and comparable evidence.
  • Translate agreed investment criteria into consistent screening rules and calculations.
  • Pre-fill analysis and deal documentation while retaining human judgement where required.

Database & System Integration

  • Design and build a central database for properties, investors, deals, tasks and lifecycle history.
  • Introduce stable property identifiers and resolve duplicate or conflicting records.
  • Define how Google Sheets, GHL and other tools interact with the central data model.
  • Build reliable integrations across relevant platforms, including Google Workspace, Slack, Fathom and approved WhatsApp workflows.
  • Implement appropriate permissions, backups and protection for sensitive information.

CRM & Operational Visibility

  • Assess GHL’s role within the wider architecture and improve its configuration accordingly.
  • Develop pipelines, workflows and internal handovers across sales, onboarding and deal progression.
  • Provide visibility from offer acceptance through conveyancing, refurbishment and lease handover.
  • Build useful reporting on throughput, bottlenecks, outstanding actions and performance.

Delivery & Handover

  • Own implementation from discovery through deployment.
  • Demonstrate progress regularly and manage delivery against agreed priorities.
  • Test workflows, monitor failures and establish recovery processes.
  • Maintain code in version control and document architecture, integrations, configuration and running costs.
  • Train the team and provide a complete handover so the business can operate and maintain the systems.

Essential Skills & Experience

  • Proven experience designing and building integrated business systems, with ownership of architecture and implementation.
  • Strong practical experience with Claude, AI APIs and AI agents, beyond conversational prompting.
  • Experience integrating multiple platforms through APIs, webhooks and authentication.
  • Strong database design and SQL skills.
  • Ability to develop in Python and/or JavaScript/TypeScript.
  • Practical experience with GoHighLevel, Google Sheets and Google Workspace integrations.
  • Experience with automation platforms such as Make or n8n, alongside custom development.
  • Experience deploying secure, hosted applications and workflows.
  • Ability to assess technology choices against business needs, costs and maintenance requirements.
  • Strong process analysis, troubleshooting and documentation skills.
  • Clear communication with non-technical colleagues.
  • Evidence of taking projects from discovery and architecture through to live deployment.

Bonus Experience

  • PropertyEngine, PropertyData or comparable property platforms.
  • UK property sourcing, investment analysis or transaction workflows.
  • MCP servers, document extraction and retrieval-based AI systems.
  • Automated financial calculations and data validation.
  • WhatsApp Business API integrations.
  • Consolidating spreadsheet-based operations into a central database.

What Success Looks Like

By the end of the engagement, we expect:

  • An agreed systems architecture and prioritised implementation roadmap.
  • Connected tools with clear data ownership and fewer conflicting records.
  • A hosted sourcing and analysis workflow that reduces manual work.
  • Practical AI agents that support daily operations with appropriate oversight.
  • Visibility across the investor and property lifecycle.
  • Measurable improvements in processing time, data quality and team capacity.
  • Documented, maintainable systems with a complete team handover.

The delivery scope and milestones will be agreed following initial discovery.

What We Offer

  • A 3–6 month contract with ownership of architecture and delivery.
  • Remote working with agreed availability for UK team collaboration.
  • Direct access to the Founder and operational team.
  • The opportunity to shape and build the systems supporting a growing business.
  • Potential for further work, subject to delivery and business needs.
